Home Buyer’s Guide
May 10, 20195 Secrets to Designing Your Dream House
May 10, 2019Today’s home buyers have a not-so-secret wish list in every house for sale they visit. And why not? Back in the day, homes were built according to the norms of that time—whether it’s Art Deco in design or featured colors and accents that today look dated. So, what is on today’s home buyer’s wish list?
1. Built-ins
Given the premium cost for more space, buyers are looking at build-ins that use all the available space in a home. Whether that means built-in lofts for the kids; an under-the-stairway closet; or book storage/bookcases, build-ins are a key ‘want’ item.
2. Bathroom customization
Double sinks and vanities are always in demand as well as bathrooms that either connect to the master suite or other bedrooms. Sit-in tubs with high-end showers are also desired.
3. Kitchen customization
High-end, energy-efficient appliances; beautiful countertops; a separate pantry; and islands for informal family dining are big want items. An island is a handy spot that doubles as a family focus and discussion area.
4. Window treatments
Older homes have single pane glass that lets cool air in and hot air out. Energy-efficient windows that tamp down sun/heat or unwanted sounds pay big benefits. Additionally, large windows create an overpowering design aesthetic that’s hard to beat.
5. Lighting treatments
Direct, indirect and recessed lighting all add to interior beauty. For example, artwork display needs specific lighting for enhancement. Indirect lighting adds accents to a room’s look. Plus, lighting—and appliances—need ample electrical circuitry and overall electrical capability.
6. Porches, decks or patios for outdoor entertaining and cooking spaces
A home is to be shared with family, friends, and kids. As a result, houses with a covered back porch will incorporate summertime living into any backyard. Add a grill, a ping pong table, and comfy table and chair combo and you’re set for fun.
7. Two Car Garage/Rec Room/Storage Loft
The traditional garage now serves as a multi-purpose space. On the one hand, it can hold two vehicles. On the other, it can act as an office space, rec room, workshop, and storage loft so that every square foot is used.
8. Low Maintenance Landscaping
Water is expensive. Low maintenance and drought-tolerant plants are not. Synthetic turf means no more mowing, weed whacking or watering. And all that means more time for the man of the house every weekend.
9. More Closet Space Everywhere
What’s a wardrobe without a place to store it all?
10. Future Needs
Finally, wish list home buyers know that the future will bring changes. Kids are born, they grow, and they leave. Meanwhile, parents grow older and need to live on the first floor. Heck, even we are getting older and may need to retrofit our bathrooms or hallways someday. Expect the unexpected!
Summary
These ten items are on today’s home buyer’s wish list. If they don’t find them, the house can be remodeled by an experienced builder to accommodate things home buyers want. And, if that won’t work, building their home to custom specs is the way to go. We hope this synopsis has been helpful!
